The development provides a new build facility for the college departments of Hair and Beauty, Sport & Fitness, Food & Hospitality and Travel & Tourism. These facilities include classrooms, tutorial spaces, IT suites, a student learning centre and lecture theatres. In addition specialist training areas are provided for each discipline including the provision of real working environments open to the public, comprising a hair salon, beauty salons, wet treatment spa area, gym, fitness studio, bar, restaurant and bistro area. Supplementary facilities include staff rooms, administration facilities, stores, toilets and changing areas.

Semi precast floor slabs by cobiax (the first building in the UK to use this product) have been used to reduce the concrete content and achieve a high factory finish to soffits. Reclaimed steel was proposed to form the roof structure which makes the building highly sustainable.
